We are ready for the Renters Rights Act – are you?
Rest assured to all our valuable clients that we have it all covered. Our fantastic team have been busy behind the scenes learning about the new Renters Rights Act and have been on many professional courses to ensure we are fully up to date.
Being part of the JamesDean fully managed property family we will ensure that you are protected under the new act that is being implemented. If you are not under our fully managed package and would like peace of mind that you will be completely compliant come May 2026 we can help by upgrading you to our fully managed package.
Renting within the private sector is changing as the Renters Rights Act 2025 is coming into force on 1st May 2026 bringing significant reform and an opportunity to ensure tenant protection and fairness for renters across the country. JamesDean Staff are prepared and have been working for months in advance with industry experts to ensure that they have the knowledge and expertise to support and guide you through. If you are already a landlord or tenant with us all existing tenancies will be provided with a written statement of changes by the effective date.
What’s changing for our landlords and tenants?
Phase 1 - starting 1st May 2026
* Fixed Term Tenancies Abolished – All tenancies will become Periodic tenancies.
* Abolition of Section 21 – Landlords can no longer evict tenants without good reason and evictions must be based on specific legal grounds.
* A cap on rent in advance of one month – landlords and agents can no longer accept upfront payments
* Stricter provisions on decent home standards – Certain issues such as mould will need to be acted upon and resolved promptly and within a strict deadline.
* Anti-discrimination measures against tenants to be enforced
* Ban on rental bidding - landlords cannot accept offers above the advertised rent.
* Annual rent increases via Section 13 Notices – Rents can only be increased once per year using a Section 13 notice with at least two months’ notice
* Tenants’ rights to request a pet – Tenants have the right to request a pet and landlords cannot unreasonably refuse such request.
* Maximum Civil Penalties Increased – this will be raised from £30,000 to £40,000.
Phase 2 – expected from late 2026
A Landlord Registration and Ombudsman requirement – Every landlord will have to register each of their rented properties, and you must be a member of the Landlord Ombudsman
